The Home Buying Process

Buying a home is exciting! You have saved enough to make a comfortable down payment and determined that now is the right time to make the move. While you are looking forward to that new home, the process can feel overwhelming. You may find yourself wondering how do you even get started.

Understanding the home buying process is the best way to ensure a successful transaction. Buying a home is really a series of steps. If you take them in the right order and work with a knowledgeable real estate professional, that overwhelming feeling will disappear quickly.

Find the Right Realtor®

This is an easy one – as your real estate professional, I promise to use my experience, market knowledge, and my tools and services to help you find the right home at the right price. I will also work with you through the entire process to make sure you understand what is going on, what happens next, and what you need to do in order to guarantee a seamless transaction experience.

My team of experts is always available to assist with mortgage, title, insurance, and property management needs while making sure your interests are protected throughout the process!

Talk to a Lender

Once you seriously begin the home buying process, talk to a lender. This lender could be a bank or a mortgage broker. If you don’t already have a relationship with someone, ask around. The mortgage agent will discuss possible loan options, learn more about you and issue you a pre-qualification/pre-approval letter based on your financial situation. My team at is available to help you understand your options and find the one that best fits you! It is important to understand how much you can afford early in the process. This will shape your home search and discussions with your real estate professional.

Look for the Right Home

Here is where we get to the fun part. Once you have a Realtor® and budget, it is time to start looking at potential homes. You may have already started browsing online, but your Realtor® will be able to send you a more current list of available homes. Once you find the right one for you, your Realtor® will help you determine offer price and terms to submit to the seller. After that, you will negotiate the offer and any counters until both you and the seller agree on the terms and price!

Escrow Period

When the offer is accepted by all parties you start the real work of the transaction process. There will be contingencies to the sale itself, which include a home inspection, appraisal, HOA rules, insurance approval, seller disclosures and other material information. If during this contingency period you find any reason not to move forward with the home purchase, the process is ended. If everything goes well, you obviously would move forward with the purchase of your new home!

When you first meet with your real estate agent, talk about these items. Ask about the process and how they manage a transaction. It is important to work with a Realtor® with the experience to handle any issues that might come up. My list of professional service providers will make sure that you are getting the best information possible about the home and conditions that might affect it.

Buying a home is exciting. It doesn’t matter if it is your first transaction or your twentieth. It is also a process – a series of events that need to flow in order to be successful. When you understand the steps and stages, you will be able to make the right decisions for you and your family.
